Stay policies

Check-in is from 3:00pm and check-out is by 10:00am. There is no front desk — you will have a key box code and a note on the table before you arrive. If you need to arrive earlier or leave later, ask when you enquire; between bookings it is usually fine, and back to back it is usually not.

Two nights for The Dairy, Wren Cottage and The Stables, and three for Orchard House. Over Christmas, Easter and long weekends the minimums go up by a night. The booking form on each cottage page enforces that cottage own minimum, so it will tell you before you send anything.

You enquire, and we confirm. There is no live availability calendar on this site and nothing is held when you submit the form — we check the dates against the diary and come back to you, usually the same day and always within one. A booking exists once we have confirmed it and taken a deposit, not before.

Cancel more than 14 days before arrival and the deposit is refunded in full. Inside 14 days the deposit is held, and inside 48 hours the full amount is payable. If we manage to re-let the dates we refund you regardless of notice. Weather is not grounds for a refund, but it is grounds for a conversation.

At The Stables, yes. It has a fenced yard, a gate, and concrete and slate floors throughout. Dogs are not able to stay in the other three cottages — the floors and furnishings will not take it, and some guests have allergies. Mention the dog when you enquire so we know to leave the yard gate shut.

Everywhere. Wren Cottage has a twin room and a cot available on request; The Stables and Orchard House both have room to spread out. Worth knowing: the creek at the bottom boundary is unfenced, and the dam is open water. Neither is close to the cottages, but neither is fenced off either.

Linen, towels, tea, coffee, and enough in the pantry for a first breakfast. Every cottage has a fireplace or wood heater with wood supplied and topped up daily. Bring food for anything beyond breakfast — the Saturday market is ten minutes away and is the reason we do not stock the kitchens further.

Wifi is decent in all four cottages. Mobile reception is patchy and depends on your carrier and which cottage you are in — The Dairy has almost none. Most people find that arrangement is what they came for, but if you need to be reachable, say so and we will tell you where to stand.

Yes — all four cottages is twenty guests, and we do it fairly often for family gatherings and the occasional small wedding. It needs more notice than a single cottage and a conversation rather than a form, so use the contact page or ring us rather than enquiring four times.

Partly, and we would rather be specific than reassuring. The Stables is single-level throughout with no steps from the parking area and a wide bathroom door. Wren Cottage has a twin room up a narrow stair. The Dairy has a step at the entrance and a bath rather than a shower. Tell us what you need and we will tell you honestly whether it works.
